Deephaven offers a host of innovative, non-agency mortgage programs and products. Our programs provide borrowers unable to obtain a federally-backed mortgage with multiple options for qualifying their income and ability to repay the loan. These include bank statement programs that use 12-24 months of the borrower's bank statements to determine their income; an asset utilization program that uses a borrower’s financial assets, including personally held stocks, bonds, mutual funds, and vested amounts of retirement accounts to ensure the borrower has the liquidity, to cover the loan; business purpose loans for property investors; a Foreign National Borrower Program, offering mortgages and refinances to residential property investors who are not US citizens; an Interest Only mortgage program for borrowers that intend to stay in the home for a shorter period of time; an Unwarrantable Condo Program for condo projects that fall outside Agency guidelines; and a Business Expense Calculation program for determining business owner income. Deephaven also provides traditional, full documentation jumbo loans for borrowers whose loan amounts exceed the federal limit in their respective MSA (Metropolitan Statistical Area). Deephaven's product set includes Expanded Prime with loan-to-value ratios up to 90%; non-prime for first-time borrowers with thin credit or borrowers who are rebuilding their credit and a DSCR (Debt Service Coverage Ratio) product for investors that uses projected property income as the revenue source for covering loan payments.
