Texas Sets New Million Dollar Home Sales Record

A record surge in million-dollar home sales underscores the growing influence of luxury buyers across Texas’s largest metro housing markets

A record number of homes in Texas sold for $1 million or more over the 12-month period from November 2024 through October 2025, according to the 2025 Texas Sales of Million-Dollar Homes Report released by Texas REALTORS.

The report shows 14,418 homes in this price tier changed hands statewide — a 12% increase from the previous year and the highest total ever recorded. Collectively, these transactions generated $24.5 billion in sales volume, also a new benchmark for the Texas luxury market.

“High-end homes continue to be a small but mighty segment of the market,” said Texas REALTORS Chairman Jennifer Wauhob, noting sustained buyer confidence in luxury properties across Texas.

While luxury properties accounted for just 4.3% of all homes sold in the state, they represented 17.2 % of total residential sales dollar volume, underscoring the outsized impact of higher-end transactions on the broader market.

Availability in the million-dollar segment increased as well, with 32,793 new listings — up from 28,325 the prior year.

The four largest metropolitan areas dominated activity, accounting for nearly 90% of all luxury home sales. Dallas-Fort Worth-Arlington led the state with 5,485 million-dollar home sales, totaling roughly $9.7 billion, followed by Houston-Pasadena-The Woodlands and Austin-Round Rock-San Marcos. San Antonio-New Braunfels also contributed.

The average price per square foot for these homes rose to $423, more than double the statewide average for all homes. Median closing prices approached $1.37 million statewide, with Dallas-Fort Worth metro prices topping the list.
