Florida Has The Most MPCs

Zonda has released its first-ever projected 2025 rankings of the top-selling master-planned communities in the U.S., highlighting regional trends based on proprietary sales data and developer surveys

Five of the best selling master planned communities (MPCs) are in Florida, according to a new report. And 10 of the top 25 are in the Sunshine State.

The report from Zonda 一 the California-based marketing and advisory firm which concentrates on new construction 一 found that six of the best selling MPCs are in Texas and three of the big developments are in Nevada, South Carolina, Arizona, and California have two each.

The rankings are based on sales through November, while December sales are estimated. Final rankings for 2025 as a whole will be released early next year and “may vary,” Zonda said.

The Villages outside of Orlando is the best seller, with sales projected to reach 3,400 by year’s end. Lakewood Ranch, Florida, near Sarasota, ranks second, with an estimated 2,080 deals, and Cadence in Las Vegas ranks third with 1,270 deals.

Rounding out the top five are Sunterra in Houston, Texas and Babcock Ranch in Punta Gorda, Florida, with sales of 1,090 each.

Babcock is making a giant leap this year, moving from 12th place in 2024, to the tie with Sunterra. But Superstition Vistas in Phoenix made an even greater move, climbing from 21st to 11th.

Mollie Carmichael, principal at Zonda Advisory, said, "Master-planned communities that succeed year-after-year tend to balance scale, product diversity, and lifestyle offerings, while also remaining agile in response to changing buyer preferences and market conditions. As we look ahead, the strongest performers will be those that combine disciplined planning with the flexibility to adapt to evolving economic realities and consumer expectations."
