Unveiling The Best Dates To Buy A Home
ATTOM’s analysis shows December 24 is the best day of the year to buy a home, with buyers paying the smallest premium — just 3.8% above market value — compared to much higher premiums reported during peak months like May
According to a new examination of data by ATTOM, the best days of the year to purchase a home, December 24 stands out as the single best day of the year to buy a home, followed by days in the month of October, which offer a 7% premium, the lowest such premium for buyers.
In its analysis of more than 48 million single-family home and condo sales over the past 10 years, ATTOM found that buyers who close on December 24 are seeing the lowest premium above the automated valuation model (AVM). While still above market value, homebuyers are only paying a 3.8% premium, compared to the 14% premium buyers are seeing on May 27.
Other days of the year offering lower premiums for homebuyers include:
- November 6 (5% premium above market value)
- September 11 (5% percent premium)
- October 9 (5.2% premium)
- November 5 (5.3% premium)
- October 2 (5.4% premium)
ATTOM’s analysis also looked at the best months to buy at the national level and best months to buy at the state level.
Nationally, the best months to buy according to ATTOM are October, with a 7% premium above market value, followed by:
- November (7.2% premium)
- September (7.5% premium)
- August (7.7% premium)
- July (7.9% premium)
According to the study, the states realizing the biggest discounts below full market value were Michigan, offering -2.4% discount in December, followed by:
- Hawaii (-1.4% in January)
- Minnesota (-0.8% in November)
- Illinois (-0.5% in November)
- Connecticut (-0.4% in December)
For its findings, ATTOM examined any calendar date in the last 10 years (2015-2024) with at least 15,000 single-family home and condo sales. There were 362 days (including leap year data) that matched these criteria, with the four exceptions being January 1, July 4, November 11, and December 25. To calculate the premium or discount paid on a given day, ATTOM compared the median sales price for homes with a purchase closing on that day with the median AVM for those same homes at the time of sale.
