Correspondent sellers will receive complimentary access to Guideline Guru's platform, allowing real-time searches of eRESI underwriting guidelines and instant AI-generated answers

eRESI has partnered with Guideline Guru to provide correspondent clients with complimentary access to an artificial intelligence-powered tool that streamlines Non-QM guideline searches and accelerates loan decision-making.

The partnership will make Guideline Guru available across eRESI's seller network, giving clients access to technology that enables real-time searches of eRESI guidelines and instant answers to underwriting and product eligibility questions.

According to the companies, the platform is designed to reduce the time mortgage professionals spend researching guidelines while helping improve efficiency and consistency when evaluating loan scenarios.

"We're always looking for ways to make it easier for our sellers to do business with eRESI," said Lisa Schreiber, SVP of Correspondent Lending at eRESI. "Providing Guideline Guru at no cost gives our clients a faster, more efficient way to navigate guidelines and move loans forward with confidence."

eRESI sellers will be able to ask questions and receive immediate answers based on eRESI's guidelines. Clients will also have the option to upgrade to a paid Guideline Guru subscription for access to agency, jumbo, Non-QM, government, and additional investor guidelines.

"Our clients operate in an environment where speed and accuracy matter," Schreiber added. "Giving them direct access to intelligent tools like Guideline Guru helps remove bottlenecks and supports more informed lending decisions."

Guideline research has emerged as one of the industry's growing use cases for AI, particularly within the Non-QM sector, where loan programs often feature more specialized underwriting requirements than agency products.

Matt Thurmond, CEO of Guideline Guru, said the partnership reflects increasing demand among mortgage professionals for faster access to loan criteria and underwriting guidance.

What It Means 

For correspondent lenders originating Non-QM loans, guideline interpretation can be one of the most time-consuming parts of evaluating borrower eligibility and determining product fit. AI-powered search tools are increasingly being deployed to help originators, underwriters, and secondary marketing teams quickly locate answers within extensive investor guidelines.

By integrating Guideline Guru into its seller network, eRESI aims to simplify access to its lending requirements while helping correspondents identify loan options more efficiently.

According to Guideline Guru, the platform provides answers with citations to source documents, allowing users to verify information directly against published guidelines.

"As loan product offerings expand, our goal is to make it easier for lenders to get the guideline answers they need so they can find more loan options for borrowers, reduce errors, and close more loans," Thurmond said. "Working with eRESI allows us to scale that mission and help more mortgage professionals navigate evolving Non-QM guidelines with confidence."

Guideline Guru said it has partnered with more than 75 lenders since launching in 2023 and has answered more than 1 million guideline questions across conventional, government, jumbo, Non-QM, and lender-specific loan programs.

eRESI said it plans to continue expanding access to Guideline Guru throughout its client base as part of its broader effort to enhance the correspondent lending experience through technology and automation.
