Friday Harbor has added USDA loan support to its AI-powered pre-underwriting platform, targeting an origination process in which overlooked eligibility requirements and outdated underwriting findings can produce additional conditions and closing delays.

The new capability continuously evaluates USDA loan files as borrower documents and other information are added. According to Friday Harbor, the platform identifies documentation gaps, eligibility concerns, and file changes that may require lenders to obtain updated findings from the USDA’s Guaranteed Underwriting System, or GUS.

The goal is to help loan officers and production teams address USDA-specific issues before files reach underwriting, reducing their reliance on manual reviews and institutional knowledge of the program.

“USDA loans have always required a level of expertise that many production teams simply don’t encounter every day,” said Theo Ellis, co-founder and CEO of Friday Harbor. “We’ve built that expertise directly into the hands of loan officers, so they know when a file needs attention before it reaches underwriting. That means underwriters spend less time working through preventable conditions, production teams keep loans moving, and borrowers get to closing with fewer surprises.”

Lenders use GUS to evaluate borrower qualifications and program eligibility. However, its findings may need to be updated when information about a borrower’s income, assets, or property changes during the origination process.

Determining when to rerun a file can create another operational hurdle. LOs may request new findings unnecessarily, adding work to the file, or overlook a required reevaluation and discover the issue after the loan has advanced to underwriting.

Friday Harbor said its platform analyzes changes as the file evolves and alerts production teams when updated GUS findings may be required. It also identifies potential documentation and eligibility problems earlier in the process.

Moving Specialized Knowledge Closer To Production

Friday Harbor is positioning AI to deliver program-specific guidance directly into the production workflow.

That could be particularly relevant for lenders seeking to originate more USDA loans without depending exclusively on a small number of employees with extensive rural-lending experience. Giving LOs earlier visibility into program requirements may help lenders submit more complete files while reserving underwriters’ time for issues that require credit judgment.

It also puts some responsibility closer to the point of sale. The value for LOs will depend on whether the platform’s guidance is specific and reliable enough to prevent avoidable conditions without producing another layer of alerts that staff must review.

Friday Harbor describes its technology as a pre-underwriting platform that analyzes borrower documents, appraisals, and income calculations against investor guidelines and lender overlays. The company says the platform is intended to identify potential problems earlier, reduce underwriting touches, and improve individual productivity.
