Combined OriginPoint operation will tap a network of more than 80,000 real estate professionals as Rate makes a major push for purchase business

Rate and Compass International Holdings are combining their two mortgage joint ventures into a single national retail lending operation, with plans to recruit hundreds of loan officers and capitalize on the purchase business generated across one of the country's largest real estate brokerage networks.

Guaranteed Rate Affinity and OriginPoint will merge under the OriginPoint name, the companies announced Wednesday.

The move brings together two established mortgage operations and connects them to Compass International Holdings' owned-brokerage network of more than 80,000 real estate professionals.

"This merger creates a powerhouse lending platform never before seen in the real estate industry," said Victor Ciardelli, founder and CEO of Rate. "Between Coldwell Banker Realty and Compass alone, there are over 200,000 buy-side purchase transactions representing more than $200 billion in purchase volume. OriginPoint now connects the best real estate professionals and the best loan officers in the country. It is a once-in-a-generation opportunity for best-in-class loan officers to exponentially grow their businesses."

The transaction figures come from Compass's internal brokerage data covering the 12 months through June 2026. They represent home purchase activity across the two brokerage brands.

Recruiting Becomes A Priority

Rate is making clear that it intends to use the expanded platform to attract additional production talent.

Ciardelli said the company plans to strategically recruit hundreds of high-performing mortgage originators nationwide to serve its growing network of real estate partners.

The recruiting push is a significant part of the merger's business proposition. By combining the two ventures, Rate is positioning OriginPoint to offer prospective hires access to a broader network of potential referral relationships, alongside its existing mortgage products and technology.

That could make the platform particularly attractive to purchase-focused originators looking to expand their agent relationships. The size of Compass's network gives Rate a substantial recruiting pitch.

A Merger Years In The Making

The consolidation follows Compass's agreement to acquire Anywhere Real Estate, which brought two separate Rate mortgage partnerships into the same corporate structure.

Guaranteed Rate Affinity was established in 2017 through a partnership between Rate, then known as Guaranteed Rate, and Realogy, which later became Anywhere Real Estate.

OriginPoint followed in 2021 as a separate joint venture between Rate and Compass.

When Compass announced its agreement to acquire Anywhere in September 2025, the companies identified the mortgage businesses as an opportunity to expand their reach and integrate overlapping operations.

The investor presentation accompanying that announcement specifically highlighted the complementary geographic footprints of OriginPoint and Guaranteed Rate Affinity, along with the potential for a smoother integration because Rate was already the mortgage partner for both businesses.

The newly announced combination puts that strategy into motion.

Technology And Closing Speed

The combined OriginPoint will continue using Rate's mortgage lending platform, including its artificial intelligence technology and lending products.

The companies say the platform will allow some customers to find, secure, and close on a home in as few as 10 days, positioning faster transactions as another advantage for LOs and their real estate partners.

Compass Chairman and CEO Robert Reffkin said the combination is intended to connect more agents with mortgage professionals while simplifying the homebuying process.

"OriginPoint is a trusted partner of our team. By bringing our two joint ventures with Rate together, we can now serve our clients better than ever before," Reffkin said. "We can connect more great real estate professionals with more great loan officers to create a simpler, more seamless and connected experience for homebuyers."

A Bigger Play For Purchase Business

The merger adds another dimension to Compass's mortgage strategy. The real estate giant already has a separate alliance with Rocket Companies involving Redfin, preferred mortgage pricing, and buyer leads. Now it's strengthening its joint venture with Rate, giving two major mortgage players different routes into its real estate ecosystem.

For independent lenders and brokers, the merger brings another well-resourced competitor into the fight for purchase business, with Rate putting the scale of Compass's real estate network squarely behind its growth strategy.
