UWM Offers LOs 90-Bps Incentive On One Agency Loan

United Wholesale Mortgage is giving each loan originator a one-time, 90-basis-point pricing incentive to use on a qualifying agency loan.
The wholesaler’s new Bullseye 90 program applies to new locks from Aug. 5 through Sept. 8 on conventional, FHA, VA, and USDA purchase and refinance loans.
Unlike a broad pricing reduction, the incentive can be used on only one loan of the LO’s choice. That allows originators to reserve the discount for a borrower who is shopping aggressively or a difficult deal where pricing could determine who wins the loan.
The incentive cannot be combined with UWM’s Control Your Price program or other offers, including its 25-basis-point lender-paid temporary rate buydown. LOs must also submit a credit report to UWM’s Lock Desk within one day after locking the loan and select “Manual Incentive” when making the request.
Bullseye 90 continues UWM’s use of targeted pricing offers to drive broker activity without reducing prices across its entire loan book. In May, the lender introduced an 86-basis-point refinance incentive, following a 50-basis-point purchase promotion in April.
The latest offer also arrives amid a renewed pricing fight in wholesale. Rocket Pro recently increased its refinance credit to 60 basis points and extended a purchase incentive of up to 100 basis points.
The programs are not directly comparable because their eligibility and stacking rules differ. But the direction is clear: Major wholesale lenders are increasingly using pricing incentives to influence where brokers send their next loan.
UWM’s one-loan limit is the notable part. It gives originators a meaningful discount for a difficult-to-win borrower while allowing UWM to pursue additional volume without applying a 90-basis-point reduction across every eligible lock. For LOs, that makes Bullseye 90 less of a general pricing change and more of a tactical tool that must be saved for the file where it can make the biggest difference.
