JPMorgan Chase has launched another limited-time mortgage rate sale, adding temporary pricing to a broader campaign to capture more mortgage business.

The bank is offering qualified purchase and refinance borrowers a discount of up to 0.25 percentage points from Sept. 14 through Oct. 4. The promotion follows Chase’s announcement that it plans to hire 850 mortgage advisers and increase mortgage lending by more than 40%, signaling that the bank is using both pricing and distribution to pursue growth while lenders compete for limited volume.

Chase said the discount can be combined with other Home Lending offers, grants, and rate reductions, subject to separate eligibility requirements and program terms.

The timing puts the promotion directly ahead of the Federal Reserve’s Sept. 15–16 meeting. Markets widely expect the central bank to raise its benchmark rate by a quarter point, but mortgage rates will depend more heavily on the response in Treasury and mortgage-backed securities markets.

Chase Builds Its Mortgage Push

The sale follows several similar promotions from Chase over the past year. Previous versions included purchase and refinance loans, although their dates, product coverage, and lock provisions varied.

Chase also offers permanent relationship pricing tied to deposits and investments held with Chase or J.P. Morgan. Existing balances can qualify borrowers for reductions of 0.125 or 0.25 percentage points, while customers moving eligible assets may qualify for larger discounts. Chase says its existing- and new-balance discounts can be combined for a maximum relationship discount of 1 percentage point.

The bank has not disclosed how that 1-percentage-point cap interacts with the latest promotional rate reduction. Chase did not provide state-by-state discount amounts or specify which loan products qualify for the maximum reduction.

The latest sale gives Chase another customer-acquisition tool as elevated rates constrain purchase and refinance demand. Combined with its planned adviser hiring, relationship pricing, grants, and closing guarantee, the promotion points to a broader effort to gain mortgage market share rather than a stand-alone affordability offer.

For independent lenders and brokers, that creates a wider competitive challenge. Chase can pair mortgage pricing with deposits, investments, grants, and other banking relationships. But a headline rate discount does not necessarily produce the least expensive loan. The outcome still depends on the rate, APR, points, lender fees, cash to close, and the borrower’s expected time in the loan.
