Redfin survey finds homeowners value the sense of belonging and community that comes with ownership, while buyers gain more negotiating power in today's market

While affordability challenges continue to shape today's housing market, a new Redfin survey suggests the emotional value of homeownership remains a powerful motivator for Americans who have already made the leap.

According to a Redfin-commissioned survey conducted by Ipsos in May, 74% of U.S. homeowners said they would rather be at home than anywhere else. The same share said their home is a reflection of who they are, while 72% said they feel a sense of belonging in their neighborhood.

The findings point to benefits of homeownership that extend beyond building equity or wealth accumulation, highlighting the personal connections many homeowners develop with both their homes and their communities.

"For many homeowners, a home is more than a place to sleep and store belongings—it's a reflection of who they are," said Redfin Principal Economist Sheharyar Bokhari. "Homeownership can help people put down roots, build relationships and create a space that feels uniquely their own."

The survey also found that:

  • 71% of homeowners said they have a neighbor they consider a friend.
  • 67% said they have things in common with their neighbors.
  • 61% said their home is the only place they can get a good night's sleep.

By comparison, renters were significantly less likely to report the same level of connection. Just 46% said their home reflects who they are, 54% said they feel a sense of belonging in their neighborhood, and 50% said they have a neighbor they consider a friend.

Bokhari said those emotional benefits help explain why homeownership continues to hold a central place in the American Dream, even as affordability remains a hurdle for many prospective buyers.

He added that today's market is offering some opportunities for those who are ready to purchase, with buyers increasingly gaining negotiating power, securing seller concessions and including inspection contingencies that allow them to make more informed decisions before closing.

Why It Matters

For mortgage professionals, the survey serves as a reminder that purchase decisions are rarely driven by financial considerations alone.

While affordability, interest rates, and monthly payments remain critical factors, many prospective buyers are also motivated by longer-term goals such as establishing roots, building community, and creating a home that reflects their identity.

Those motivations can be easy to overlook in a market dominated by discussions of inventory shortages and affordability pressures. Yet Redfin's findings suggest the emotional value of homeownership remains intact, even as the path to purchasing a home has become more challenging.

For loan originators, that may reinforce the importance of conversations that go beyond financing alone. Helping buyers understand their purchasing options while recognizing the lifestyle and community benefits of homeownership can provide valuable context for consumers weighing whether now is the right time to enter the market.
