Beeline Announces Job Cuts While Pursuing Non-QM Growth
The lender is targeting $3 million in annual savings after forecasting its strongest revenue since 2021, with a bank statement loan promotion approaching its Oct. 31 lock deadline
Beeline Holdings is pairing its push into Non-QM lending with planned workforce reductions, pursuing a smaller expense base even after forecasting its strongest quarterly revenue in five years.
The combination brings the economics behind its product shift into focus: management credits bank statement and debt-service-coverage-ratio loans with improving performance, while continuing to pursue positive operating cash flow.
In an Oct. 20 announcement furnished to the SEC, Beeline outlined approximately $250,000 in monthly expense reductions, or $3 million annually, beyond cuts made earlier this year. The plan includes workforce reductions, infrastructure consolidation, and elimination of legacy overhead.
The company expects about $270,000 in transition expenses through Dec. 1, with the full monthly savings anticipated afterward.
Stronger Revenue, Continued Losses
The cuts follow an Oct. 6 preliminary Q3 update in which Beeline projected its highest quarterly revenue since 2021 and highest margins in company history. Management attributed the improvement to its shift toward Non-QM lending for property investors and self-employed borrowers.
Beeline also expected a smaller net loss than in the second quarter and its lowest adjusted EBITDA loss in five years. Those projections remained subject to financial close and auditor review.
Still Competing For Bank Statement Borrowers
Beeline’s growth push includes a borrower incentive with a deadline this week.
Its Rate Optimization Program, announced Sept. 22, offers a $3,000 lender credit on qualifying bank statement purchase and refinance mortgages of at least $250,000 locked by Oct. 31. The company describes the promotion as a way to expand its business with self-employed borrowers and those with nontraditional income.
Beeline also said it was using technology from its MagicBlocks acquisition to identify prospective borrowers, improve lead engagement, and convert more inquiries into closings.
For originators competing for those borrowers, that makes the staffing announcement part of a broader competitive story. Beeline is combining expense reductions with a financial incentive to attract additional bank statement business.
Non-QM Growth Meets Operating Costs
The strategy comes during a stronger stretch for Non-QM production. Non-QM lock volume rose 8% from August while total lock volume fell 2.1%. Non-QM accounted for about 12% of September locks.
Beeline’s stated efficiency goals include increasing revenue per employee through its AI customer-acquisition technology, pricing engine, and infrastructure supporting Non-QM products.
“This initiative represents a fundamental shift in Beeline’s operating model,” CEO Nick Liuzza said.
For LOs and branch leaders building Non-QM production, Beeline illustrates the operating demands that accompany the opportunity: attracting borrowers, converting inquiries into funded loans, and controlling the expense of delivering that business. Its plan puts revenue growth and cost reductions on the same agenda.
