TransUnion Brings Alternative Credit Signals To Mortgage Underwriting
New borrower insights help lenders evaluate applicants earlier in the origination process at no additional cost
TransUnion has enhanced its mortgage credit report by adding alternative credit data designed to give lenders earlier insight into borrower behavior during the loan origination process.
The company announced that its mortgage credit report now includes TruVision™ Alternative Credit Attributes (ACA 2.0), sourced from its FactorTrust® Alternative Lending Database. The additional data is intended to complement traditional credit information by providing lenders with broader visibility into a borrower's financial activity before underwriting begins.
According to TransUnion, the new attributes can be used as early as the prequalification stage to help lenders identify applicants who are more likely to qualify and complete the loan process. The company said the expanded data can help lenders prioritize higher-potential borrowers earlier in the pipeline, streamline workflows, and make more consistent underwriting decisions while supporting competitive pricing for qualified applicants.
TransUnion said the enhancement also enables lenders to incorporate alternative financial signals alongside traditional credit data without increasing underwriting costs, as the new attributes are included with the mortgage credit report at no additional charge.
"This enhancement reflects our continued focus on giving mortgage lenders a more complete and actionable view of borrower behavior," said Satyan Merchant, senior vice president and mortgage and automotive business leader at TransUnion. "By bringing richer credit insight earlier into the process, lenders can make more confident decisions, reduce unnecessary risk, and concentrate their efforts on applicants most likely to convert — ultimately enabling more efficient access to credit for qualified consumers."
The enhancement builds on several mortgage risk assessment tools previously introduced by TransUnion, including its trended credit data, first launched in 2013, which evaluates borrower payment behavior over time rather than relying solely on a single point-in-time credit snapshot.
The company also highlighted its TruVision Early Access Soft Check solution, which provides lenders with comprehensive credit insights during prequalification without generating a hard credit inquiry.
"TransUnion continues to expand credit insight through our risk solutions," said Mohamed Abdelsadek, chief global solutions officer at TransUnion. "Combined with TruVision™ Alternative Credit Attributes, these innovations give lenders greater confidence and a more complete, dynamic view of consumer financial behavior."
What It Means
While the announcement centers on a new credit reporting enhancement, it also reflects a broader trend across the mortgage industry toward incorporating more data into credit decisioning before a loan reaches underwriting.
Tools that supplement traditional credit reports with alternative lending data may help lenders focus resources on applicants with a higher likelihood of closing while reducing time spent processing loans that are less likely to move forward.
The announcement also aligns with the industry's continued evolution beyond relying exclusively on traditional credit scores. Over the past several years, lenders, investors, and regulators have explored broader approaches to evaluating creditworthiness through innovations such as trended credit data, cash-flow analysis, and other alternative credit signals. TransUnion's latest enhancement represents another step in that ongoing shift, providing lenders with additional information that may support more informed lending decisions earlier in the mortgage process.
