Will AI Replace Loan Originators? Yes And No
AI can automate routine mortgage tasks, but loan officers who use that time to strengthen trust, communication, and client relationships may become more valuable
Is AI going to replace MLO's? Yes. And no.
Both are true, and if you cannot hold both concepts at once, you are going to get blindsided by one of them. Many of you are already behind when it comes to AI, and I can see that as I talk to people in our industry.
In my past life, when I worked in corporate America, I worked for several Fortune 500 companies. I worked in Information Technology and saw the first glimpses of automation and AI. It blew my mind how someone could put together a program that could automate tasks and do them well, faster, and cheaper. I knew then that AI was just around the corner.
So let’s get back to the real question: Is AI really going to replace you? It will in some parts, and it will not in some parts. Let me explain the contradiction, because it is the whole game.
Yes, AI Is Going To Replace You
AI is going to replace, and already is replacing, parts of your job. There are AI agents out there who contact customers via phone, email, and text. AI underwriting is happening! And there will be more coming. The document chase. The status updates. Those just following up on the loan condition emails. I am using AI to assist with calculating income at a rapid pace. And the AI is calculating income the way I would. AI has saved me time and massive amounts of money in my social media creation and marketing.
I believe AI is coming for all of it, and honestly, good riddance. Those tasks made us tired of having to follow up and request the same information over and over.
No, AI Is Not Going To Replace You
Now to the other side. AI will never truly be able to replace the full human experience. Homebuyers do not need an algorithm or technology to talk them off the ledge when a problem occurs with the loan file. Homebuyers need someone who has been through the loan process hundreds and thousands of times to look them directly in the eye and say, “We got this together.” AI cannot care, and it cannot be trusted the way a person earns trust. The relationship, the advocacy, the communication, the tough conversations, the happy tears — that is not something that is replaceable.
Those things I just mentioned are OUR JOBS.
It always was.
The paperwork was just the tax you paid to get to it.
AI replaces the loan officer who does human work like a machine. AI is going to elevate the loan officer who uses the technology to do more human work. The dividing line is not whether you adopt AI; it is what you do with the hours it hands back to you. Do you use them to meet more people, have real conversations, and build your business? I am already seeing more time to do just that.
AI Is Not A Tool
The most common misconception I see people say is that AI is a tool or series of tools. I think people view AI as a tool like a hammer. AI is really more like electricity, not a specific object but a force. When rates get better or worse, there is a reprice. I look at AI as a reprice to the better in how we do things in our industry. AI is a technology, a layer of capability that thinks alongside you. It learns your patterns, anticipates your needs, and gets better at helping you the more you work with it.
That distinction matters, because it changes how you should treat AI. You do not “use” electricity once and put it back in the drawer. You wire your house for it. You design around it. You assume it is always on.
The people and businesses that will survive this are not the ones with the best AI stack. They will be the ones who use AI to create more trust, more conversations, and stronger relationships. Technology may become the advantage, but humanity will remain the differentiator.
The Bottom Line
I believe today, as you are reading this, you need to stop asking the question, “Is AI going to replace me?” It is a fear-based question, and the wrong question. The right question is, “What part of me was always replaceable, and what part never will be?” Learn to automate those parts of you to free you up. Double down on the part of you that will never be replaced by AI, and build those relationships like we used to when I was growing up.
I remember going into the local bank branch as a kid to talk to the bank teller. They knew my parents and knew me, would ask how school was going, and then I would get the lollipop. I believe that is where AI will take us back to. AI is going to free us up from those tasks to build relationships with each other.
The future does not belong to AI. It does not belong to the people who ignore AI either. It belongs to the ones who let the technology handle the mechanical and routine so they can go all in on being unmistakably, irreplaceably human.
That is not a threat. I believe that is the opportunity of a lifetime. I truly believe this:
The future belongs to the people who build a personal brand that AI amplifies, not replaces.
